Brother I will recommend you not to Invest in Roshan Pakistan(R.P.)(E-16),their basic issue is main society entrance,they don't have any proper entrance from any worth mentioning road,due to which C.D.A has cancelled its N.O.C.,the area btw Roshan Pakistan and FatehJang Road(Nearest Road to Roshan Pakistan) is densely populated so Its Very Difficult for R.P.to make an entrance which can satisfy officials of C.D.A. to grant them N.O.C.
R.P. is currently using entrance from with in Cabinet Division.(which is obviously temporary and officials of Cabinet Division can close that entrance any time.So still if you consider to Invest in R.P. housing Society I will recommend you to go to the R.P Society from its main entrance from Fateh Jang Road yourself,i assure you that will really change your mind if my this comment doesn't.
The only possibility of R.P. to get a great boom is If R.P. merges in to Cabinet Division.that will really increase the rates of R.P. Society. (there is No Chance or even a thought of Merge rightnow )

Initially the CDECHS was meant for making plots available only to employees of the Cabinet Division but later on persistent public pressure, the Society opened for its membership to employees of all ministries/divisions in Islamabad. Recently it has reserved 20 percent of the available plots for private citizens too. Presently it is one of the prime housing societies in Islamabad.











The housing project of the CDECHS comprises two phases Sectors E-16/2-3 and E-17/2-3 on the west side of Islamabad-Peshawar G.T. Road and is a convenient four-minute drive to the Islamabad-Peshawar Motorway and 20 minutes drive to Zero Point, Islamabad. The site of the proposed new Islamabad Airport is just 15 minutes away from the Society’s housing project, while the Rawalpindi Railway station, the GPO and the main shopping centre on The Mall, Rawalpindi can be reached in 10 minutes. Approached from this side, the existing Benazir International Airport is accessing in some 20 minutes. The sizes of these plots are:

Town Planning:











In view of the privileged location of the CDECHS in the main housing sectors of Islamabad, the Society is bound to follow the rules and regulations prescribed for purpose of town planning by the Capital Development Authority (CDA). The CDA has already granted the Society permission for scheme development vide its No. CDA/PLW-UP (90) Cab. Div. /ECHS/93/3773 dated 23 December 1993.











Broadly speaking, the Society will arrange all basic facilities, such as primary and secondary school/parks, healthy centres, a community centre, mosque, commercial areas, playgrounds, a sports club and a graveyard. The development of the housing scheme will cover provision of utilities like electricity, gas, independence water supply and a proper drainage and sewerage system. Connection points to all of the utilities will be provided at each door step of the developed plot.
